Council

London Borough of Redbridge

About the Project:

We were appointed to deliver permissions for the comprehensive redevelopment of the two adjoining sites. Given the different ownership, we sought two consents.  The first for a major redevelopment of the synagogue site and second for the former tennis club.

Pre-application discussions with the Council highlighted planning issues to be resolved namely the loss of community uses and former tennis courts.   We were able to put forward strong justification for the loss of both the synagogue and tennis courts establishing the principle of development.

Detailed planning applications were submitted including Viability Assessment, Contaminated Land Assessment and Transport Statement. Significant negotiations regarding the proposed quantum of development, design and affordable housing were undertaken with both applications approved including one at planning committee.

Project Highlights

  • A comprehensive and complicated submission that could only be achieved by planning experts.
  • A comprehensive planning, design and access statements produced.
  • Design amendments to the scheme with no loss of residential units or floorspace.
  • Negotiated reduced affordable housing contribution.
