A site with a long history of refusals and appeal dismissals. Despite this, we knew it had potential for redevelopment as a major residential scheme.
Initially working closely with Council planners and Essex design consultants, we assisted in preparing a detailed application for the site.
When discussions with the Council broke down and their support waived, we handled an appeal against non-determination to overcome the five reasons for a potential refusal.
Solid evidence and a detailed statement of common ground where the issues of the scheme were chipped away led the Inspector to downgrade from a hearing and allowed the appeal via written representations.
