With recommendation from Paul Henry Architects, Countrywide Properties appointed Planning Insight to assist with securing the permission for a Travelodge Hotel – whilst retaining 13 residential units on site. The team was also instructed to handle an appeal against a refusal on a larger scheme.
Our first action was to submit an application to the Council for the proposed development. Officers then recommended the application for approval, but this was overturned by members at the committee. Upon receiving the two reasons for refusal, we advised the client to appeal against this decision and seek an award of costs.
We provided a comprehensive appeal statement and, following advancements with the draft local plan, submitted additional evidence highlighting the policies of relevance to the site within this document.
While the appeal was running its course, we further advised the client to submit a new application for additional residential accommodation – whilst again retaining 15 existing units.
Planning permission for the extension and reconfiguration was granted by the London Borough of Redbridge on 11th May 2018.
The appeal for the larger extension and partial conversion to a 35 bed hotel was allowed by the Inspector on 5th June 2018. The Inspector also found that “the Council’s case was general in nature and was unsupported by any objective analysis of the appeal property and its surroundings.” and made a partial award of costs in favour of our client.
