Our client initially approached us with an exciting backland site, located in Havering, London. The primary challenge was to obtain outline planning permission for 5 new residential units.
Upon the grant of permission, the Reserved Matters Applications would resolve the detailed aspects of the scheme including; access, layout, design and landscaping. Working alongside Remi-CT Studio www.remict.com , an innovative architect practise based in East London, our instruction was to optimise the site and deliver new family sized dwellings, appropriate for the market.
The site is a tricky infill that involves developing under-utilised garden land. In terms of constraints, the setting of the site and providing access and parking, were key issues to be determined at a later date.
At outline stage we put forward that underground parking could be an option for the site. However, the thought of excavating was slightly eye-watering. To remove this cost, we adopted a surface level parking arrangement for the Reserved Matters stage and advised on a successful access arrangement.
In terms of the architectural treatment, the architect prepared a sensitive scheme that drew upon the context and carefully considered neighbouring amenity. The result was a contemporary infill that bridged the different character areas, being low rise suburban houses, the neighbouring estate and nursery located to the rear of the site.
We have now locked in the permission delivering 5 dwellings that will be a real addition to the locality, and much needed in terms of delivery in the borough. Our advice on detailed matters meant that whilst issues did come up as the scheme develops through the various stage, these were dealt with effectively balancing both our client’s commercial aims, and the wants of the council.
