About the Project

Initially instructed to advise on the property before purchase, we were subsequently instructed to secure consent for extensions to the property to provide the maximum number of residential units above the existing commercial ground floor.  Working closely with the architect and client, we sought pre-application advice prior to their acquisition to mitigate risks and agree a proposal with the LPA.

Upon completing their purchase, we submitted a detailed application including numerous technical reports to reduce the time for determination and minimise pre-commencement planning conditions.

The planning progress ran smoothly with no amendments required during determination, only 2 pre-commencement conditions relating to construction management and approval achieved in only 11 weeks including car free s106 agreement.
