An existing client, whom we have established a long-term working relationship with, approached us to conduct a development appraisal for a site in the London Borough of Croydon.
Our task was to provide a development appraisal for the site, which included identifying the key opportunities and constrains. Once the appraisal was completed, we proposed a planning strategy to help secure a development comprising of four new residential dwellings.
Due to the substantial work that was required to achieve an appropriate layout and design, it was recommended that the client start the formal planning process of with a pre-application. This enabled the team to get a clearer understanding of what the proposals strengths and weaknesses were.
The client received a positive pre-application response from the Council, with only a few amendments required. However, the main aspect of the development which concerned the Council pertained to access. The decision was made to proceed with an Outline Application, with all matters reversed, except the principle of development and access.
An Outline Application was submitted and approved at planning committee for four new family sized residential dwellings.
