Following previous approval for a hotel on this ‘brownfield’ site, the client approached Planning Insight for advice on achieving permission for a residential development
To submit and achieve planning permission for 24 flats within the building, which would be a similar size to the already approved hotel size.
Firstly we carried out a review of the extant permission, after which we submitted a pre-application. We then worked with the client’s architect team to design a scheme with similar impacts. We were also appointed as Transport, Viability and Noise Consultants to provide supporting information.
Following detailed negotiations with officers who raised concerns with the provision of parking for 24 x 3-bed units, we revised the submission to reduce the number of bedrooms but in doing so increased the number of units to 28.
Having secured permission for major development with a reduced number of pre-commencement conditions, we then demonstrated how it would not be viable to provide affordable housing subject to a review mechanism if permission was not commenced within 18 months.
