The site already had multiple consents for extensions and change of use. We identified the opportunity to secure an additional four units under Class G of the Permitted Development Order.
We submitted an application for a certificate of lawfulness for each property supported by a legal opinion.
We also identified an opportunity to reduce an incorrect CIL liability from an extant permission.
Both certificates were secured for a total of 4 additional units, significantly enhancing the value of the site.
