Following a recent refusal at this site, the client requested Planning Insight work alongside the appointed architect to achieve planning permission for a new two storey, two bedroom dwelling.
We produced a comprehensive Planning Statement, and advised the architects at the early design stages, on the best planning approach moving forward. As the process progressed, we again worked with the architects to aid in the delivery of the Design, Access and Heritage Statement.
Following submission, we were in frequent contact with the officers at the council, ensuring any queries and concerns were answered.
We were successful in securing planning permission for the new dwelling, with the benefit of the application not being considered by the planning committee. Following the outcome, the client has requested that we resubmit to provide a larger dwelling on site, building on our earlier success.
We have since secured two further permissions to increase the size of the dwelling to a three bed house.
- Development of back land location.
- Overcoming issues of nearby planning appeal.
- Approval without the need to go to committee.
- Approval at a complex site with a number of constraints, including the setting within a conservation area, access issues via a narrow access, and location next to neighbouring residential properties.
