Brentwood Borough Council

Background:

The client wished to add an additional story at the property. Following two previous refusals of planning permission at the site, we considered that the Council had acted in an inconsistent and unreasonable manner. Similar applications nearby had been recently approved, and two new reasons for refusal were introduced in the latest refusal.

 

Objective:

Planning Insight was appointed to secure permission through the submission of an appeal, for an additional storey and substantial extensions to turn our client’s modest bungalow into a fantastic home for their family.

 

Strategy:

We developed a robust appeal statement, based upon the relevant policies and planning history of the site and nearby permissions. We also sought to demonstrate through the council’s own evidence, why their specific policies were considered out of date in the context of national policy. What’s more, we also petitioned for an award of costs in relation to the council’s unreasonable behaviour, which surmounted in the need for our client to appeal.

 

Outcome:

Thanks to our extensive and detailed submission, the appeal was allowed and a full award of costs was obtained.

Following extensive discussions with officers and despite significant local objection our application was approved without the need to go to planning committee.
