Following a recent refusal at this site, the client approached us to advise on how best to secure planning permission at this site for a new dwelling. We advised that a scheme of exceptional design quality would be necessary at this challenging location within a Conservation Area.
Work alongside the appointed architect to achieve planning permission on site for a new two-storey, two-bedroom dwelling.
We produced a comprehensive Planning Statement and worked alongside the architects at the early design stages to advise on the best planning approach moving forward. As the process progressed, we again worked with the architects to aid in the delivery of the Design, Access and Heritage Statement. Following submission, we were in frequent contact with the officers at the council, to ensure any queries and concerns were answered.
We were successful in securing planning permission for the new dwelling, with the benefit of the application not being considered by the planning committee. Following the outcome, the client has requested that we resubmit to provide a larger dwelling on site, building on our earlier success. This application is on-going.
Following extensive discussions with officers and despite significant local objection our application was approved without the need to go to planning committee. Following the approval, the team were able to secure further increases to the internal floor space, with the most recent approval for a large three double bedroom dwelling. The team’s local experience and tenacious negotiating skills were crucial in securing our permission and I cannot thank them enough.
